Attic insulation pricing in the GTA isn't one flat number — it depends on a handful of factors that contractors weigh when putting together a quote. The biggest ones are attic size, the insulation material you choose, how much of your current R-value is missing, and whether the attic needs prep work before new material goes in.

Attic size is the most direct driver: more square footage means more material and more labour hours. But condition matters just as much. An attic with clean, dry, low-depth insulation is a straightforward top-up. An attic with contaminated, wet, or pest-damaged insulation needs removal first, which adds to the total (more on that below).

Access plays a role too — a wide pull-down stair is easy to work with, while a small hatch or a finished space above a garage can slow the job down and add cost. Finally, the material itself has the biggest swing on price per square foot, which is why it's worth understanding the differences before you get quotes.

In the Toronto and GTA market, installed attic insulation generally runs $1.50–$7.00 per square foot depending on material, with most jobs landing in the $2.00–$4.50 per square foot range. Here's how the main options compare:

Blown-in insulation (fiberglass or cellulose): the most common and cost-effective option for topping up or fully re-insulating an open attic. Blown-in cellulose typically runs slightly less than blown-in fiberglass, and both are significantly cheaper than spray foam per square foot. This is the right choice for the vast majority of GTA attics.

Batt insulation (rolled fiberglass): priced similarly to blown-in fiberglass material-wise, but installation is more labour-intensive since it's fitted and cut by hand rather than machine-blown, which can push labour costs up for larger attics.

Open-cell spray foam: roughly $1.50–$3.50 per square foot installed. Open-cell foam air-seals as it insulates, which is valuable for irregular framing and hard-to-seal areas, but it isn't a full substitute for attic-floor blown-in insulation on its own.

Closed-cell spray foam: roughly $2.50–$5.00 per square foot installed. Denser, higher R-value per inch, and a common choice for rim joists, cathedral ceilings, and areas where moisture resistance matters — but the most expensive option per square foot.

Small attic (under 500 sq ft): roughly $1,000 – $2,250. Typical for a townhouse or small semi-detached home needing a full top-up or re-insulation.

Medium attic (500–1,000 sq ft): roughly $1,500 – $4,000. The most common range for GTA detached homes with a standard roofline.

Large attic (1,000–1,500+ sq ft): roughly $2,500 – $6,500+. Full-sized bungalows, larger two-storeys, and homes with additions or finished bonus rooms often land here — especially if closed-cell spray foam is used in specific problem areas.

These are general market ranges, not a quote. Attic condition, current insulation depth, and access can move the number in either direction — the only way to get an accurate figure for your home is a proper on-site or phone assessment.

Only when it's actually necessary. If your existing insulation is clean, dry, and simply low in depth, it can usually be topped up directly — no removal required, which keeps the project cost down.

Removal becomes necessary when the existing material is wet, mould-contaminated, pest-damaged, or incompatible with the new insulation type (for example, switching away from old vermiculite). In those cases, removal is a separate line item — typically $2.50–$4.00 per square foot — before new insulation goes in.
