Professional spray foam insulation applied to a Toronto-area building assembly

Toronto pricing · Updated August 2026

Spray foam insulation cost in Toronto.

A useful estimate needs more than one price per square foot. Here are realistic 2026 planning ranges, what those ranges include, and the questions that keep quote comparisons honest.

The short answer

Typical Toronto spray foam prices in 2026

Open-cell spray foam commonly falls around $1.50–$3.50 per square foot, while closed-cell commonly falls around $2.50–$7.00 per square foot. These are budgeting ranges, not a promise that every thickness or project fits inside them. Published prices often look inconsistent because one company quotes a board foot—one square foot at one inch thick—while another quotes the finished assembly at its full installed depth.

Open-cell spray foam

$1.50–$3.50 / sq ft

Larger open cavities where sound control and air sealing matter

Closed-cell spray foam

$2.50–$7.00 / sq ft

Rim joists, basements, tight cavities, and moisture-prone assemblies

Small targeted work

Quoted by scope

Rim joists, penetrations, bypasses, cantilevers, and repairs

Pricing methodology: these broad planning ranges reflect publicly posted 2026 Toronto and GTA pricing reviewed on August 24, 2026. They exclude HST and may exclude removal, repairs, permits, fire-protection coatings, or a contractor's minimum mobilization charge. Your written scope controls the real price.

What the range looks like by area

Multiply measured surface area—not home floor area—by the applicable installed rate. The examples below are simple budgeting math before scope adjustments.

250 sq ft$375–$875$625–$1,750
500 sq ft$750–$1,750$1,250–$3,500

Quote drivers

Four things that move the final price

01

Foam type and installed thickness

A square-foot number means very little without the required thickness. Closed-cell foam uses denser material and usually costs more, while the target R-value determines how many passes are needed.

02

Access and masking

An open basement wall is faster to prepare than a tight attic slope or finished room. Protecting windows, wiring, mechanical equipment, and adjacent finishes is part of a proper installation.

03

Surface preparation

Dust, loose material, old insulation, moisture, or damaged substrates may need attention before spraying. Removal and cleanup should appear as separate quote items when they are required.

04

Project size and mobilization

Small jobs often have a higher effective cost per square foot because setup, ventilation, travel, and cleanup still take time. Larger clear areas usually price more efficiently.

Compare the full assembly

Open-cell versus closed-cell cost

Open-cell is lighter and can be economical where cavity depth is available. Closed-cell is denser and delivers more insulation per inch, so it is often chosen for rim joists, basement walls, tight cavities, and assemblies where moisture control matters. The less expensive material is not automatically the less expensive finished assembly.

Ask every contractor to specify:

  • • foam type, product, and installed thickness
  • • target R-value and the area used for pricing
  • • preparation, masking, ventilation, and cleanup
  • • removal, disposal, coatings, or repairs that cost extra
  • • warranty, timeline, HST, and payment terms

Better value by application

Where spray foam usually earns its cost

Spray foam is often most valuable when it solves air leakage and insulation in the same difficult area: rim joists, cantilevers, attic bypasses, sloped ceilings, garage ceilings, and irregular basement framing. Those locations are hard to detail with loose insulation alone.

For a large, open attic floor, blown-in fibreglass or cellulose is usually the more economical way to add insulation depth. A hybrid plan can make more sense: seal specific leak points with foam, then use blown-in insulation across the open attic. Compare that option in our Toronto attic insulation cost guide.

Common pricing questions

Before you compare spray foam quotes

How much does spray foam insulation cost per square foot in Toronto?

For 2026 planning, open-cell spray foam commonly falls around $1.50–$3.50 per square foot and closed-cell around $2.50–$7.00 per square foot in the Toronto market. Thickness, access, preparation, and minimum project charges determine the actual installed quote.

Why do spray foam quotes with the same square footage differ?

The quotes may specify different foam types, thicknesses, R-values, preparation, disposal, or finish conditions. Compare the full assembly and scope—not only the price divided by floor or wall area.

Is closed-cell spray foam always worth the extra cost?

No. Closed-cell foam is useful where higher insulation value per inch, rigidity, or moisture control is important. Open-cell foam or blown-in insulation can be more economical where the assembly has enough depth and a different moisture strategy.

Does the price include removing old insulation?

Usually not unless the quote says so. Old insulation removal, debris cleanup, moisture repairs, and difficult access should be itemized so you can compare contractors accurately.

Can photos be used for an initial spray foam estimate?

Yes. Clear photos, approximate dimensions, the city, and the area being insulated can support an initial planning estimate. A final quote may still require an inspection to confirm surfaces, access, ventilation, and required thickness.
